Website for hotels and B&Bs: what it costs and what to rent
A website for a hotel, guest house or B&B costs EUR 900 to 3.500 with us, and a small property with a handful of room types sits at the lower end of that, EUR 900 to 1.500. Availability and booking are the whole job on a site like this, and that part is rented from a booking provider rather than rebuilt from scratch, which is why the number stays where it is instead of climbing.
Building the engine yourself, with your own login, your own rate calendar and payments taken on your own domain, is step 04 work at EUR 3.500 to 7.500. We build those, and some properties should have one. It is not where a property with a small number of rooms needs to start, and anyone who sells you that version without saying so is selling you the expensive answer to a solved problem.
What you are paying for
Three things carry the cost of a hospitality site, and the visual design is not one of them.
- Rooms and rates as real content. Each room type needs its own page, its own photographs, its own occupancy and its own words. That is content work before it is design work.
- The path from photograph to confirmed booking. Every extra click, every dead end and every field that asks for something the guest does not have in front of them is a place where the booking stops.
- Being findable without a platform. Pages for your location and your neighbourhood, the reason people travel to the city, and a second language if your guests do not read English.
The full list of steps and prices sits on packages.
Rent the booking engine, do not rebuild it
A booking engine is not a form with dates on it. It does four jobs that are easy to describe and expensive to build.
- It keeps one calendar behind every channel you sell through, so the same room cannot be sold twice.
- It holds rate plans, seasonal pricing, tourist tax and cancellation rules, and applies them correctly at the moment someone books.
- It captures cards, deposits and refunds through a licensed provider, under rules that change whether you are ready for them or not.
- It is maintained by a company whose only product it is, including at the hours when nobody is at your desk.
So we put that engine inside your site instead of replacing it. Your photographs, your room descriptions and your tone carry the visit, and the provider's own screens carry dates and the transaction. The site around it is a step 03 build, EUR 1.500 to 3.500, and the reason it stays at that price is exactly that the transaction never touches what we write.
When building your own is the right call
There is a point where a custom booking layer earns its price: several properties under one brand, rate logic your provider cannot express, packages that bundle a room with something else you sell, or a direct channel big enough that commission has become a line you manage rather than a cost you accept. That is step 04, EUR 3.500 to 7.500, and it begins with discovery rather than with a design.
The steps, for a property
| Step | What it is for a property | Price | Time |
|---|---|---|---|
| 01 Single-page landing | One page for a single apartment or one room: photographs, enquiry form, analytics, responsive | EUR 600 to 900 | 1 to 2 weeks |
| 02 Mini-site | 2 to 3 pages, rooms and contact flow, basic CMS, booking provider linked | EUR 900 to 1.500 | 2 to 3 weeks |
| 03 Business website | 4 to 7 pages, a page per room type, area and things to do pages, CMS, booking provider embedded, contact or enquiry flow | EUR 1.500 to 3.500 | 3 to 6 weeks |
| 04 Advanced site or web app | Your own login, dashboard, API into a channel manager or PMS, payments on your own domain, CRM, chatbot | EUR 3.500 to 7.500 | 6 to 12 weeks |
| 05 Custom SaaS platform | A booking product of your own: scope, auth, billing, admin, deployment | from EUR 7.500 | after discovery |
What continues after launch
Two things run monthly, and one does not.
- Care, EUR 100 to 300 per month. Updates, monitoring, backups and small fixes. Not a redesign, and not new features.
- SEO growth, EUR 500 to 800 per month. Technical and on-page work, service and location pages, internal links and reporting.
The one that does not continue is the SEO foundation at EUR 450 to 750, charged once: Search Console, analytics, indexation, technical hygiene, titles, internal links and a plan covering the following 3 to 6 months. You buy it one time, not every month.
How a build runs
We scope first. A fixed quote always follows scoping, so the range above becomes a single number before anything is built, and it does not move unless you change what you asked for.
- Scoping. Room types, rate structure, the booking provider you use or want, languages, and what has to exist on launch day.
- Content. Photographs, room descriptions, policies, directions. This is the part that waits on you.
- Design and build. How we work through this stage is described on design and engineering, and the stack itself on our Next.js page.
- Connection and testing. The booking flow tested end to end on a phone.
- Launch. DNS, analytics, Search Console, and your listings pointed at the right pages.
A mini-site runs 2 to 3 weeks. A full property site runs 3 to 6 weeks. A custom booking layer runs 6 to 12 weeks once discovery is finished.
When to spend less
- If your rooms fill through a platform and the phone still rings, step 01 or step 02, EUR 600 to 1.500, with your provider's widget on it, is a complete answer. Buy step 03 when you have something to say that a platform listing cannot hold.
- If the photographs are weak, pay a photographer before paying for more pages. A step 02 site with excellent images does more for you than a step 03 site built around snapshots.
- If you have not settled on a booking provider, wait. Building around a provider you then replace means paying for the connection twice.
Questions owners ask
Can I build my own booking system to avoid platform commission?
Yes, and it is step 04 at EUR 3.500 to 7.500, plus whatever your payment provider charges you. The question to settle before spending it is what the direct channel has to do that the platform cannot: a rate only you offer, a package, a returning guest who books without searching first. If the booking would have arrived through the platform anyway, you have bought the same reservation through a more expensive door.
Will the booking widget look like the rest of the site?
Providers differ. Some let you set colours, type and spacing so the widget reads as part of the page. Others give you a frame you cannot restyle much. We check that during scoping. Where the widget cannot be styled, the honest fix is to design the page around it so the handover looks deliberate rather than accidental.
Do I need the site in more than one language?
Only if your guests arrive in more than one. A second language duplicates every page and every room description. That moves the price within the step 03 range, or into step 04 if you also want language routing and a CMS your team can edit per language. It is worth doing when a language matches a real source of guests, and a waste when it is added for completeness.
Who owns the site when it is finished?
You do. The code, the repository and the database are yours. Hosting is agreed per project, and we can host it. That is a decision we take with you during scoping rather than a standing arrangement.
Send us your room count, your booking provider and the date you want to be live through the contact form, and a scoped fixed quote comes back.
